This Privacy Policy explains how Venus Morris Griffin, Vice President and Associate Broker at Meybohm Real Estate (“Venus,” “we,” “us,” or “our”), collects, uses, and shares information when you visit venusgriffin.com (the “Site”), contact us, request a home valuation or guide, search for homes, or otherwise work with Venus and her team. By using the Site, you agree to the practices described here.

Who We Are

Venus Morris Griffin is a licensed real estate agent in Georgia and South Carolina affiliated with Meybohm Real Estate, 3519 Wheeler Road, Augusta, GA 30909. This Site is operated on behalf of Venus and her team. Meybohm Real Estate may also receive and process information you share with us in connection with a real estate transaction, as described below.

Information We Collect

Information you give us directly

We collect information you choose to provide when you:

  • Send a message through our contact form: your name, email address, phone number, whether you are interested in buying or selling, and the contents of your message.
  • Request a home valuation: your name, phone number, email address, and the address of the property you want valued, along with any details you share about the home.
  • Download a guide or request other resources: your name and email address, if requested.
  • Search for homes and save favorites or searches: your name, email address, phone number, search criteria, saved listings, and account preferences. [CONFIRM: only include if the IDX search requires or offers account registration.]
  • Call, text, or email us: your contact details and the content of the communication.
  • Work with us on a transaction: additional information needed to buy or sell a home, which may include financial and pre-approval information, identification, and property details. This information is collected and handled under Meybohm Real Estate’s policies and applicable real estate law.

Information collected automatically

When you visit the Site, our systems and service providers automatically collect certain technical information, including your IP address, browser type, device type, operating system, referring website, the pages you view, the time and date of your visit, and how you interact with the Site. This is collected through cookies, server logs, and similar technologies (see “Cookies and Analytics” below).

Information from other sources

We may receive information about you from Meybohm Real Estate, from the multiple listing service (MLS) in connection with a property you own or inquire about, from public records (for example, to prepare a home valuation), and from social media platforms when you interact with Venus’s public profiles.

How We Use Your Information

We use the information we collect to:

  • Respond to your inquiries and provide the services you request, including home valuations, showings, and buyer or seller representation.
  • Send you listings, saved-search alerts, market updates, and information about buying or selling a home when you have asked for them.
  • Communicate with you by phone, text message, or email (see “Calls and Text Messages” below).
  • Coordinate a real estate transaction with the parties involved, such as lenders, inspectors, appraisers, title companies, and closing attorneys.
  • Operate, secure, and improve the Site, including analyzing how visitors use it.
  • Comply with legal, licensing, and record-keeping obligations that apply to real estate brokers and agents.
  • Protect our rights, prevent fraud, and enforce our policies.

We do not sell your personal information.

Calls and Text Messages

If you provide a phone number through the Site, you agree that Venus or a member of her team may call or text you at that number about your inquiry, including with an autodialer or prerecorded message where permitted by law. Consent is not a condition of purchasing any property, good, or service. Message and data rates may apply, and message frequency varies.

You can stop text messages at any time by replying STOP to any message, or by contacting us at 706-306-6054 or [email protected]. Reply HELP for assistance. Your phone number and text-messaging consent will not be shared with or sold to third parties for their marketing purposes.

Cookies and Analytics

The Site uses cookies and similar technologies to make it work, remember your preferences, and understand how visitors use it. These include:

  • Essential cookies required for the Site and its forms to function, including security and performance services provided by our hosting and content delivery providers.
  • Analytics cookies, such as Google Analytics, which help us understand which pages are visited and how visitors find the Site. Google’s privacy practices are described at policies.google.com/privacy. You can opt out of Google Analytics with the browser add-on at tools.google.com/dlpage/gaoptout. Most browsers let you block or delete cookies through their settings. Blocking essential cookies may prevent parts of the Site, including forms and home search, from working properly. The Site does not currently respond to browser “Do Not Track” signals.

How We Share Information

We share personal information only as needed to provide our services and run the Site:

  • Meybohm Real Estate. As Venus’s brokerage, Meybohm may receive information about your inquiry or transaction and maintains records as required by Georgia and South Carolina real estate law.
  • Venus’s team. Licensed agents and staff who work with Venus and help respond to inquiries and manage transactions.
  • Service providers. Companies that host the Site, provide website security and performance, send emails and text messages, run our MLS/IDX home search, provide analytics, and store customer contact records. These providers may only use your information to perform services for us.
  • Transaction partners. With your direction or consent, lenders (including our mortgage partner, Patty Woodard, NMLS #1279785), inspectors, appraisers, title and closing professionals, and other parties necessary to complete a real estate transaction.
  • Legal and safety. When required by law, subpoena, or regulatory request, or when we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
  • Business transfers. If Venus’s practice or Meybohm Real Estate is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction, subject to this Policy.

Listing Data and the MLS

Property listings displayed on the Site are provided through Internet Data Exchange (IDX) feeds from the local multiple listing service(s). Listing data is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than identifying properties you may be interested in purchasing. If you list your home with Venus, information about the property will be shared with the MLS and syndicated to real estate websites in accordance with your listing agreement.

Your Choices and Rights

You can:

  • Opt out of marketing emails by clicking the unsubscribe link in any email or contacting us directly. We may still send you transactional messages related to an active inquiry or transaction.
  • Opt out of text messages by replying STOP.
  • Update or delete your saved searches and favorites through your home search account, where available.
  • Request access, correction, or deletion of the personal information we hold about you by emailing [email protected]. We will respond within a reasonable time and in accordance with applicable law. We may need to verify your identity, and we may retain information we are legally required to keep, such as transaction records.

Residents of states with consumer privacy laws. If you reside in a state that grants specific privacy rights (such as California, Virginia, Colorado, Connecticut, Texas, or Oregon), you may have the right to know what personal information we collect and how it is used, to access or delete it, to correct inaccuracies, and to opt out of the sale or sharing of personal information or targeted advertising. We do not sell personal information or share it for cross-context behavioral advertising. To exercise any of these rights, contact us using the information below. We will not discriminate against you for exercising your rights.

Data Retention

We keep personal information for as long as needed to respond to your inquiry, provide our services, and meet legal and licensing requirements. Georgia and South Carolina real estate regulations require brokers to retain transaction records for a set number of years after closing. Inquiry and lead information that does not result in a transaction is retained for a reasonable period so we can follow up as you have requested, after which it may be deleted or anonymized.

Security

We use reasonable administrative, technical, and physical safeguards to protect your information, including encrypted (HTTPS) connections, access controls, and reputable hosting and security providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please avoid sending sensitive financial information, such as Social Security numbers or full account numbers, through the Site’s forms; we will arrange a secure method when that information is needed for a transaction.

Children

The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact us and we will delete it.

Third-Party Links

The Site links to third-party websites and services, including social media platforms, video platforms, mapping and directions services, and mortgage and lender resources. We are not responsible for the privacy practices of those sites. We encourage you to read their privacy policies.

Visitors Outside the United States

The Site is operated from the United States and is intended for people interested in real estate in Georgia and South Carolina. If you access the Site from outside the U.S., your information will be transferred to and processed in the United States, where privacy laws may differ from those in your country.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date at the top of this page. Material changes will be posted on this page, and your continued use of the Site after changes are posted means you accept the updated Policy.
